Detached three-bay two-storey farmhouse, extant 1841, on a rectangular plan. Hipped gabled fibre-cement slate roof with clay ridge tiles, paired rendered central chimney stacks having capping supporting terracotta pots, slightly sproketed eaves, and cast-iron rainwater goods on timber eaves boards limewashed eaves retaining cast-iron downpipes. Limewashed walls. Square-headed central door opening with rendered "bas-relief" surround framing timber boarded door. Square-headed window openings with limewashed sills, and concealed dressings framing six-over-six timber sash windows without horns. Set back from road with limewashed piers to "cottage garden" having gabled capping supporting flat iron gate.

A farmhouse representing an integral component of the domestic built heritage of County Waterford with the architectural value of the composition suggested by such attributes as the compact rectilinear plan form centred on a restrained doorcase; the limewashed surface finish; the disproportionate bias of solid to void in the massing compounded by the diminishing in scale of the openings on each floor producing a feint graduated visual impression; and the slightly sproketed roofline. Having been well maintained, the elementary form and massing survive intact together with substantial quantities of the original fabric, both to the exterior and to the interior, including crown or cylinder glazing panels in hornless sash frames, thus upholding the character or integrity of the composition. Furthermore, adjacent outbuildings (----) continue to contribute positively to the group and setting values of a self-contained ensemble making a pleasing visual statement in a sylvan street scene.
