Detached three-bay single-storey former gate lodge, built c.1845, now in use as private house. Hipped slate roof with clay ridge tiles, cut-stone and corniced central chimneystack, paired brackets to overhanging eaves, and replacement rainwater goods. Smooth rendered walls with smooth plinth course and eaves band. Wide square-headed window openings with Tudor-style label mouldings, stone sills and replacement windows. Central entrance door flanked by simple Doric pilasters and entablature with semi-circular fanlight having teardrop motif around central eight-petal flower above replacement timber door, approached by stone steps. Set at road side with entrance gates to Tullyvin Demesne on opposite side of road.

A finely constructed former gate lodge, facing the former entrance to Tullyvin Demesne, and making an eyecatching roadside addition. Built for Maxwell J. Boyle it is located on the original road and is now isolated from the entrance drive by a new road between it and the house. The stucco decoration combines Tudor and Classical elements and a Regency style fanlight to great effect. The original windows had tripartite casements with intricate cast iron glazing and the original door had double-leaf three panelled doors. Despite its dimunitive size the lodge has an imposing presence and contributes strongly to the architectural character of its rural surroundings while also signalling the presence of a significant demesne of which it is an essential element.
