Rosevale

Detached three-bay two-storey farmhouse, extant 1896, on an F-shaped plan centred on single-bay full-height gabled breakfront abutting single-bay two-storey gabled projecting end bay. Now disused. Pitched slate roof on an F-shaped plan centred on pitched (gabled) slate roof with roll moulded clay ridge tiles, rendered chimney stacks having stringcourses below capping supporting yellow terracotta octagonal pots, remains of decorative timber bargeboards to gables, and no rainwater goods surviving on timber eaves boards on exposed timber rafters retaining cast-iron downpipes. Rendered walls. Hipped segmental-headed central door opening with overgrown threshold, and concealed dressings framing timber panelled double doors with sidelights below fanlight now boarded-up. Square-headed window openings with cut-limestone sills, and concealed dressings with fittings now boarded up. Set in unkempt grounds with rendered piers to perimeter having stepped capping supporting flat iron gate.

A farmhouse representing an interesting component of the nineteenth-century domestic built heritage of Crossmolina with the architectural value of the composition confirmed by such traits as the compact plan form centred on an elegant doorcase; the diminishing in scale of the openings on each floor producing a graduated visual effect with the principal "apartment" or reception room defined by a Classically-detailed bay window; and the decorative timber work embellishing a high pitched gabled roofline. A prolonged period of unoccupancy or neglect notwithstanding, the elementary form and massing survive intact together with quantities of the original fabric, thereby upholding much of the character or integrity of the composition. Furthermore, adjacent outbuildings (extant 1896) continue to contribute positively to the group and setting values of a neat self-contained ensemble making a pleasing, if increasingly forlorn visual statement in a sylvan street scene.
