Attached three-bay three-storey mill with half-attic, extant 1868, on a rectangular plan originally detached. Now disused. Pitched corrugated-iron roof with pressed or rolled iron ridge, and no rainwater goods surviving on limewashed rendered red brick header bond eaves. Part creeper- or ivy-covered limewashed rendered coursed rubble stone walls with flat iron serpentine tie bars; evidence of slate hung surface finish to side (south) elevation. Square-headed window openings with shallow sills, and concealed dressings including timber lintels framing six-over-six timber sash windows or timber boarded fittings (half-attic). Set in shared grounds in hollow.

A mill representing an integral component of the industrial heritage of south County Wexford with the architectural value of the composition, 'a snow-white water-mill adjoining [the] nice house and farm-offices [of] one of the Messrs. Codd' (Hickey alias Doyle 1868, 79), suggested by such attributes as the compact rectilinear plan form; and the somewhat disproportionate bias of solid to void in the massing compounded by the uniform or near-uniform proportions of the openings on each floor.
