Terraced four-bay two-storey house, built c. 1820, with integral carriage arch to west. Extensively renovated c. 2004. Extension and renovated rubblestone former coach house to rear. Pitched slate roof, black clay ridge tiles, shared rendered chimneystacks to either end with clay pots to the east having moulded cornices, further stack to west. Plastic gutter on plastic fascia. Painted ruled and lined rendered walling, smooth rendered plinth course. Square-headed window openings, painted limestone sills to first floor, replacement limestone sills to ground floor. Replacement plastic coated timber sash windows, including tripartite window to west bay. Round-headed door opening, limestone plinth blocks, cut during renovations. Vertically-sheeted replacement timber door and glazed overlight. Temporary plywood doors to depressed carriage arch opening. Garden to the rear enclosed with good rubblestone wall.

A substantial and well-proportioned townhouse reflecting the building style of the adjacent properties in this important early nineteenth-century terrace. Despite the loss of much of its historic fabric, the front and rear facades have been retained and the former coach house adapted successfully. The building is an integral part of the urban fabric of Grattan Street and its presence is a positive contribution to the streetscape.
