Terraced two-bay four-storey house over exposed basement, built c.1805. Now derelict. M-profile roof hidden behind rebuilt parapet wall with granite coping and cast-iron hopper and downpipe breaking through to south. Red brick walls laid in Flemish bond on painted masonry plinth course above rendered basement. Gauged brick flat-arched window openings with patent rendered reveals, painted masonry sills and replacement uPVC windows. Gauged brick round-headed door opening with partial stone doorcase and replacement hardwood door, supporting fluted lintel cornice, cement rendered to former sidelights, and with boarded up fanlight. Door opens onto granite platform and four granite steps bridging basement area. Platform and basement area enclosed by original wrought-iron railings and cast-iron corner posts on moulded granite plinth wall.

Gardiner Street Upper was laid out by Luke Gardiner II as part of the development of Mountjoy Square in 1792, with the completion of this terrace by 1818. The facade of this house is unfortunately in a very poor state. It retains part of its original doorcase, and its granite entrance landing and steps, and its stone plinth and iron gate and railings. Despite its state it is a significant component of an important Georgian terrace and the whole contributes to the strongly Georgian character of the district.
