Ballinclare House

Detached three-bay two-storey farmhouse, built 1904; occupied 1911, on an F-shaped plan centred on single-bay single-storey flat-roofed advanced porch to ground floor abutting single-bay full-height projecting end bay; two-bay two-storey side elevations. Refenestrated, ----. Set in landscaped grounds with rendered piers to perimeter having pyramidal capping supporting wrought iron double gates.

A farmhouse erected by James Lynch (1838-1910; Calendars of Wills and Administrations 1910, 356) representing an integral component of the early twentieth-century domestic built heritage of County Wexford with the architectural value of the composition, one succeeding an eighteenth-century house ("1775") destroyed by fire (Rowe and Scallan 2004, 64), confirmed by such attributes as the compact, albeit multi-faceted plan form centred on a pillared porch; and the diminishing in scale of the openings on each floor producing a graduated visual impression with the principal "apartments" or reception rooms defined by polygonal bay windows. Having been well maintained, the elementary form and massing survive intact together with substantial quantities of the original fabric, both to the exterior and to the interior where encaustic tile work; "Art Nouveau"-like stained glass; contemporary joinery; restrained chimneypieces; and sleek plasterwork refinements, all highlight the artistic potential of the composition: the introduction of replacement fittings to most of the openings, however, has not had a beneficial impact on the character or integrity of the composition. Furthermore, a "book ended" coach house-cum-stable outbuilding (extant 1839) continues to contribute positively to the group and setting values of a self-contained estate having historic connections with the Lynch Family Including Edward Lynch (1866-1919), 'Farmer [late of] Ballinclare County Wexford' (NA 1911; Calendars of Wills and Administrations 1919, n.p.).
