Detached three-bay two-storey house, built c.1910, with full-height canted end bays. Central two-storey lean-to return and single-storey lean-to bays to rear. Pitched slate roof with terracotta ridge tiles, smooth rendered ruled-and-lined chimneystacks with moulded cornices and terracotta pots, and moulded rendered eaves course. Timber gable-braces and bargeboards with pinnacle finials. Cast-iron profiled guttering and cast-iron square down pipes with trefoil holderbats. Roofs of canted bays concealed. Roughcast rendered walls with smooth rendered plinth to front elevation. Square-headed window openings, shouldered to ground floor of canted-bays, with one-over-one pane horned timber sliding sash windows and stone sills. Square-headed door opening with rendered surrounds, overlight and timber panelled door. Segmental-plan stone steps to entrance. Gateway comprising wrought-iron double-leaf gate mounted on smooth rendered piers to west. Single-storey lean-to outbuilding to rear. House is located to north of Ballybay town, accessed by farm track from south.
