Hipped square-headed central door opening with rendered surround framing timber panelled double doors having sidelights below overlight. Square-headed flanking window openings with cut-limestone sills[?], and rendered surrounds framing four-over-two timber sash windows. Square-headed window openings (north) with concrete sills[?], and concealed dressings including timber lintels framing one-over-one timber sash windows having part exposed sash boxes. Set in unkempt grounds.
A dilapidated "cottage farmhouse" representing an integral component of the mid nineteenth-century domestic architectural heritage of the rural environs of Ballina. A prolonged period of neglect notwithstanding, the elementary form and massing survive intact together with substantial quantities of the original fabric, thus upholding the character or integrity of a "cottage farmhouse" having historic connections with James Joynt (1826-82), Land Agent (Slater 1881); and Thomas Levingston (1845/6-1920), 'Head Constable Royal Irish Constabulary [and] Land Agent' (NA 1911).
